The hotel is located in the city of Varna, resort complex Chaika', in the southern part of Golden Sands - about 10 km north of the city of Varna, about 700 meters from the seashore.

The plot is 6150 sq.m. The area has a slight slope. Fence on a concrete base with lattice iron frames.
On the east side there is a retaining wall 80 m long, 1.80 m high and 0.25 m thick.
In the eastern part of the site a swimming pool and a jacuzzi with a total area of 190 sq.m. were built in 2005-2007.
Nearby there is a gazebo, children's playground, fountain, pool bar, lawns.
A parking area of 1000 sq.m. has been built in the northwestern part of the area.

The hotel building is monolithic, made according to the “large area formwork” system, put into operation in 1995.

- The lobbies on all floors have floor-to-ceiling glazing and a beautiful view of the sea.
- On the fourth floor, there is a spacious hall with an area of 175 sq.m, which can be used for various purposes, such as a conference room.
Stairs between floors are twisted, with marble cladding.

There are two 1000-liter boilers with electric heaters that supply the hotel with hot water.
The heating system is made with vertical and horizontal wiring.
Own transformer station is designed to supply a daily power of 300 kW, and a night - 470 kW. Two 630kW-machines have been installed for this purpose.
The substation has a voltage of 20 / 0.4 kV, equipped with switches and disconnectors.
Line disconnectors have earthing knives. LV electronic board is installed in a separate room and plays the role of the main switchboard, where the electricity consumption is measured.

The roof of the building is flat, with an air cushion. Thermal insulation is made of expanded clay, and waterproofing - from two layers - was completely replaced in 2017.

The building was completely renovated in 2017.
The hotel has a fully developed engineering infrastructure.
